The strength of the local economy is in its diversity. Even in the depths of the recent recession, unemployment in the State of Ohio was less than the national average. A combination of industrial diversity, new technologies and supportive local politicians has resulted in Cleveland retaining its position as an industrial powerhouse.
An incredible 37% of the Fortune 500 Companies have a major presence in the Cleveland Metropolitan Area and the city is at the forefront of the expanding biomedical industry.
Cleveland was founded in 1796 and as a consequence of being located on the shores of Lake Erie and being connected to numerous internal waterways and rail lines it became an industrial and manufacturing centre. Today the city still has fantastic infrastructure with two international airports, three general aviation hubs, six deep water ports as well as interstate highways and railroads.
As with all cities, there are good and bad neighborhoods in Cleveland. On a scale of 1 - 10, our target neighborhoods are 4,5 & 6. In other words, very middle of the road, just below and just above. Recent tenant viewing days for single family homes have had as many as twenty prospective tenants and applications submitted on the very same day.
Condominium Homes - Apartments and townhouses that are easy to own because they are naturally low maintenance. Communal aspects are cared for by the community HOA and on-site facilities attract tenants.
Single Family Homes - An individual (detached) property that stands in its own grounds. Higher maintenance liability but greater potential capital uplift when markets normalise.
Duplex/multi-family - An individual property that is split into two or more private living spaces. These are higher yielding properties but also tend to be higher maintenance.
